We farmed from 1992 to 2010 I always wanted to get some rental houses but the negative comments from others kept me away from buying. Then in 2010 We bought our first 16 unit building with 1031 money from the farm sale. Operated it for a year debt free then bought 2 more 16 plex buildings across the road with equity. Saved some more and bought a 5 unit tome home building in 2015. We have 53 total units now and self manage them.
Over all it has been good and cheap interest helped, we have made more in the last 8 yrs than 18 on the farm. With rising rates will take more money down to make it work. I figure 50% of gross for expenses before any loans.
Another thing is Reit or real estate investment trust can own shares and have monthly or quarterly dividend Reits are competitively priced now compared to other stocks.
