Throw out an offer on the good 120 and a different number on the 80. Toss out the idea of a fix up plan for a longer term lease, or pro-rate the improvements if he pulls the rug on you.
You are astute in looking at an 80 that would require seed, fert, herbicide, and tractor time and produce zero and being honest about it. Those are very expensive farms to operate.
