My farm is a 50/50 arrangement and I pay for the tile and landlord buys my fertilizer until dollars are equal. Takes roughly 5-6 years depending on how much ground the landlord has and fertility requirements. Landlord gets full tax write off on fertilizer and I can 179 the tile. If it was a cash rent situation, the rent would be awfully cheap for several years to get it done. Not many landlords around here would be willing to sacrifice rent as guys are getting $250 an acre for 170 bushel corn and 50 bushel bean ground.
