It is a great concept to have a payback but real life has shown two things.
1. After 10th year rent is over the rent will get jacked cuz well its tiled and they have lost out on rent dollars.
2. If you have a chance to buy said property the price will be more cuz well its tiled! Don't matter if you paid for it all, its going to be more expensive because you put "free" improvements into the ground for the land owner.

I've tried the come up with ways that works for both parties but always seems to not work out for 1 or both parties in some way or another.

I'm all ears for a great plan....
