Michigan | This is what I've done on 3 deals in the past.i always paid for the entire tile bill.
1.ten year lease, rent will not change during those ten years.
2. In the event the farm is sold within those ten years and I am NOT the buyer, the tile cost is divided by 10 and the remaining years left is paid back to me.
3. Have a doucument drawn up that includes full decription of the property, rental length, owners and renters notarized signatures, and recorded at the local courthouse ( I was also able to include things like the owner agreeing that I have first right of refusal in the event the farm is put up for sale,etc) | |
