I have one landlord that I worked out a deal with on tile. Basically it’s a five year contract with a prorate, so if we part ways I am paid back on the unused years. I paid for all the tiling done, rent was increased to represent the land improvement. 20% of the tile bill is subtracted from that figure each year. I’m eating the bank interest on the tile loan. It turned a very wet field that struggled to make 160bu into a consistent 200+ field. With the down turn in crop prices it might be hard to get a full payback on my investment in five years. But if I could have done it ten years ago before the boom I would have made it back in just a couple years. It was a risk I was willing to make to be able to not farm mud every year. Plus my APH has increased so that might be a factor in the future.

Over all I would do it again. Once I am done with this deal and the bank is paid, I intend to approach two other landlords and see if they would be interested in a similar deal
