Something that long term will need to be adjustable in my opinion. We often use the Iowa State University rental survey as a base for these types of things. If the average rent for our county changes more then $5-10/ac we adjust the rent, if not it stays the same.

You can agree on what percentage of that rate the rent actually is. This just gives a way to follow the market on a long term lease.
