I would not take the proposed deal as a landlord. He would be 50% financing future crops which benefit you 2x vs him. However, all tenants need to rethink these 1/3 deals which seem to be common after an era of high prices. With low prices there will be nothing left for you after giving away 1/3. Landlord share should get a smaller in tough times.
