There is a bunch of old strip mine ground in Fulton co just to my west. If it has water on it and is broken up into tracts that that arent too big it will rival the price of class "a" soils. IF someone has done a little work on it, putting in huting stands, roads, docks, food plots, then all bets are off. There was a tract offered a couple of years ago. It was over 3000 acres in one piece. Mostly stripped ground. Numerous lakes. Couple creeks. Little bit of tillable. Little decent cow pasture. Mostly stuff a goat would love. They offered it as one package for a little over $3k per acre. They got no takers and ended up splitting it up into smaller tracts. Never heard what it brought.
