NW Indiana | It doesn't pencil now!!! They bought a 200 acre tract last fall for $5300/ac. The piece is absolute junk. So at 4.8% return on their money the rent is likely $254/ac. I'm telling you there is zero chance those beans make 30bu. ZERO chance. Likely 25. Lets say they sold them at the peak minus basis is $10 beans. So $250/ac revenue on $254/ac rent ground. I'm not a genius but I'm pretty comfortable saying that doesn't work. This is just one example, I could do about the same thing on good farms. It is a scam. | |
