Here when a developer wants land, the normal rate is 2 for 1. Have him buy like type land and trade. Example: He trades 80 acres to you for your 40.
You Iowa boys are generous. Development prices seem to be from 3 to about 50x farmland prices, depending on location of course and how long the farmer held out.
