Subject: Rotted Pole Barn Posts

Central Indiana
I need your advice on repairing some of the rotted posts in my barn. The barn was built in 1975 using a combination of traditional framing with pole barn construction. It has 6 x 6 posts (spaced 10’ apart) with 2 x 6’s in between (see illustrations below). The bottom plates of the walls are 2 – 3” above the dirt and are toenailed into the posts with spikes. The floor is just dirt/crushed stone that I’ll probably continue living with.

For the rotted posts, I’ve thought about using Perma-columns. However I think in my situation pouring concrete and using Sturdi-wall brackets is a better option.

My question is where to cut off the posts and how high to pour the concrete. Should I go under the bottom plate of the wall with the concrete (Option A) or leave a 1.5” gap between the bottom plate and the top of the concrete pillar that I'd pour (Option B). I would fill the gap (between the bottom plate and concrete) with a piece of channel. I was always told you don’t want wood on concrete that’s close the ground. Which option is best?

Thanks for your help.

Jack
