Here is the way my landlord and I do it. I pay cash rent in an amount that I can live with. An amount that I can cover my expenses and some with crop insurance. Then we average the price of the grain using Feb.15, July15, Oct.15 and Dec15. We take that average times the yield and divide by 25%. The landlord then gets the greater of the cash rent or 25% of the gross whichever is the most.
