Why is it a bad deal? Maybe so, but the information given so far offers no indication that this guy isn't willing to pay the OP fair compensation for the services he is providing. Certainly there are landowners with unreasonable ideas, but for now I think the assumption should be that this guy wants an arrangement that is beneficial to both parties.
