Ioway your comment "I would like some opinions of those who have successfully purchased land over the years." Very good idea learning from others but you may want to talk with those that "did not purchase successfully"(well yeah they did "purchase it" but),,, in the years before the farm crisis too.....

If you can get a young farmer low interest loan locking in or even normally financing locking it in at this low rate make your yearly payments ONLY and save your cash for working capital...... And remember if you "bite off more then you can chew" there may not ever be a 2nd deal.......

Froggy's comment about "higher then a kit" EVERYONE WORLD WIDE see's these high prices,,,,, and IMO don't get used to $6-8 corn. Before you sign the papers any on high priced land it may be wise to cash flow $3 corn and paying 100% of your RMA premium.......
