Probably too late in this case, here in MN., we have a "buy the farm" provision,would work well perhaps where residence is in right of way. The way it works, power co. buys the property, then resells after line built, if there is hit on values, power co. takes it. Not widly used, rules are any line over 100kva and anything over 10 miles in lenght. We went through this too, seems for the most part the same problems no matter where located. The communication language is very important, power co. resells ROW to cable co. If your dealing with a prior easement, insist for a current payment based on todays values. Tough to do but if you can get property owners together, offer a group sighing for a increase in payments. We tried this, so the power co. offered a "bonus" on 2000$ per parcel , "only good for a couple of days", to break up the group . The group broke up, but at least the property owners got a few more bucks. most local attorneys will not have much experience in these matters, you probably cannot stop it, but that doesen't mean one has to give in either. Check contract for trash clean up, preservation of current property lines. The power co. will probably use GPS for survey, GPS WILL NOT MATCH PERVIOUSLY SURVED PROPERTY LINES UNLESS TIED INTO LOCAL BENCHMARKS, most property lines were long time ago surveyed with chain link systems.
