Subject: Value of an old barn

I have a very old barn that I have been asked several times about selling it. It is an old wooden peg type barn. It really doesn't fit or work well for me. It is not that large- maybe 30X40 but it is three plus stories tall and like most people I do not make that many square bales anymore. About all I use is the main floor. I am debating about selling it so I can put something more useful to me there. I thought maybe price it at equal to the cost of a 30X40 pole shed since that is all it is worth to me but not really sure if that is realistic and fair price. Any ideas how to price something like this? Thanks in advance for the help.
