The 80 that borders me sold for 20k an acre in the 90s but it has some offal nice houses on it now.
My dad sold 8 acres of the best soil around to a church for 25k an acre around ten years ago, before I bought the farm. if I had the chance to buy it back for 25k an acre I would in a heartbeat. I could prob make the payments with the seed and fert i saved by making straight rows instead of farming on three sides of it.
