If you go with a new unloader and roof, you will probably be in the $30-40k range depending on which unloader you go with. Works out to $1000 a year.
20x80 holds about 400 ton. I think it would cost a couple grand a year for plastic and a bagger for 400 ton. Plus wear on a skid loader and fighting mud in the winter.
