Subject: Tile and land lords

How are you guys going about approaching land lords about installing tile on their farm? I have a couple fields that could use some major drainage help but I don't want to do the work just for the neighbors to go in and steal the ground (unlikely my land lord is amazing) but you can never be to careful these days. Are you sharing the cost? Are you locking in long term lease agreements(20+ year). who pays for repairs? is there other options or conversations that are needed to have with the landlord about having tile installed? Any and all help is appreciated thanks!
