Biggest change since the 80’s is cash flow lending, not asset based lending or at least cash flow has to match assets. The 80’s let people continue to borrow on net worth with no real cash repayment plan. Borrowing became so easy here that a lot of people were just refinancing the farm to supplement their living costs. There were a lot of people who looked absolutely solid from the outside that had been borrowing the full value of the farm, and had been refinancing as farm land values rose. My biggest fear is government in our future as I think their are some huge changes coming that we can’t even begin to comprehend as far as regulation and taxation.
