I would put it where I get the most pleasure from, that would be land. May not be as good of an ROI as other investments but at this time in my life it doesn't matter. Pleasure over profits.
Sometimes it is better to say enough is enough and let somebody else let their dream come true.
If land becomes available where I live there is usually a line of folks wanting it and most are older. If I didn't buy it odds are another older person would. A person can lease it to a younger farmer who can't afford to buy it. Your idea sounds good but, in most cases, it don't work.
