gave my renter a 30 day notice. actually its till aug 27. not a good situation. have a protection order againt him. he came back and said he would take some clothes and some other items and b gone, which he was. said he would send someone to clean out the house of his things, of which there is a lot of stuff. what kind of documents will he have to send, before i could let someone take things

was using a day to day

took 64 days
30 day letter
36 days to get a court date
10 days judgement

nothing happens fast if you are the "landlord"

our only purpose is to provide free time when switching tenants

doesn't matter if they destroy the place or harbor drugs

The niece of a friend of mine gave me advice last fall. As you said, everything is skewed toward the renter. Her renter left behind furniture after receiving several notices to remove it from the home. She had to have law enforcement present, with a court order, to remove the furniture and, rather than be able to recoup some of the money she was owed by selling it, forced to haul it to the curb where the neighbors salvaged it.
