I'll be the odd man out. Everyone else says let it go, To hell with that. Rent it on a year to year to maximize their profitability, and start contracting bushels now. Corn is 7 something for fall.
You said its productive, Been well maintained, if it's been well maintained fertility shouldn't be an issue. Therefore have respectable to good yields.

Land is hard to acquire.


I agree with this. Get some of your money you spent on fertility back out of it. Pay the cash rent this year, and if you want to keep farming it, tell him you want a flex lease this fall.
