central, Il. | I would disagree with your land lord on compaction is a myth. It can freeze out over winter if the frost gets deep enough. But if he's willing to put tile in it this winter, by all means get it out if you can do so with out getting stuck. Depending on how much tile he puts in, the tile machine and everything else that goes with it will probably compact any way. Around me it usually takes a year to actually see the benefit but there are also years you see the benefit immediately.
