We farm a piece that ground was removed from to build an overpass for an I-state. Guy that owned it at the time had the option for them to dig a deep pond or remove top soil, strip off what they needed & replace the topsoil. Against family wishes he chose the later.Top soil was suppose to be removed, set aside & replaced when finished so it could be farm, Didnt work that way, a lot of top soil went into the overpass & what wasn't was mixed in with subsoil when replaced. Poorest ground we farm. Too low to tile so it's a wet hole when it rains. Has poor water retainability so crops are the first hurt when it's dry. To top it off they turned up a lot of rocks. This was back in the '70s. Would have been better if they made a pond as it will never be productive land. Don't know if enimet domain was involved or not but the heirs got screwed.

Unless enimet domain is involved I'd tell them to take a hike or buy 4x the acres of equal or better quality ground & swap parcels.
