The farmer seed dealer thing is going out of style. Don't spend money on a seed shed. Ship seed directly from cleaner to customer. Your customers don't want to fool with you, and you don't need to fool with them during planting season.
Also the more fugal side of your customers will see excess overhead that has to be paid for in the form of increased seed cost.
