Do not rip it unless you plan on paying to re do all the tile. 30 inches is to the bottom of the tile not the top. The owner told you some was shallow so plan on the top being 12 - 15 inches down. I had a dumb young renter rip a 160 and broke tile in 42 different places what a mess. But then again it wasn't his problem he B Ked instead of fixing it.
