get your pencil and graph paper out and start drawing. Include what you want in each area.
Talk about it, wad the drawing up and start over, or save one room from that drawing and try the rest again.
If you see an idea in a magazine, tear it out and put it in you ideas file, or if you see one on line, make a page print for you ideas file. Take your time and talk about it, share thoughts, ideas----
Talk about it some more, at 2 1/2 - 3 years out take your time decieding what you want and how you want it.
Your builder will probably/should have some good suggestions on how to achieve certain options that you want.
Your builder must be pretty good if he is 2-3 years out for building a house, this is a good thing, it means he is picky on how he builds and it will give you time to figure out your floor plan.
Also your builder should know an arctecht (sp) that can produce a set of plans from your sketches.
ideas-----if you have tile in the bathroom, put heat cables (with a T-stat) under them, your feet will thank you later.
central vac, if you don't want one now at least put the piping/wiring in when building your house.
have the garage floor and the door way into the house the same level.
