Went thru this after retiring after last year. Have had many people stop and asked about my plans the last few years. Was I insulted? No. Just said I would keep it in mind. I wanted to sell the parcel with buildings. Ended up doing a 1031 with a young neighbor that benefits us both. I would have been money ahead doing a swap with a BTO neighbor who REALLY wanted this piece, but he would have bulldozed the house and buildings. That benefits no one. Had a couple other young operators stop after the process was started and wondered how I settled on the person I did. Told them it is all about timing, so don't be shy about approaching someone. Just be respectful.

Told one guy with a neighbor in a similar situation to me to come up with 1031 or straight swap package ahead of time and present it to them. I would have loved that. But don't be pushy.
