I think you will find that a lot of the price driving on land like that is the potential for hunting or recreation.  A generation ago it was valued on its carrying capacity, but as cities lose their appeal and more and more land is posted, wealthy hunters are willing to pay for the privilege of paying property taxes on land that they only set foot on a few weeks out of the year.  Throw in a few extremely wealthy types that want to preserve nature and protect it from those awful capitalistic ranchers who just want to exploit the poor animals and rape the land, and you end up with a somewhat skewed market for land that is pretty limited in what it can produce.  Several years ago I met a man who lived in Colorado and was making a very good living from absentee owners of former working ranches.  Most of them were Hollywood types who bought a ranch and visited it occasionally.  They would call him a week before they arrived; he would open up the house, stock the cupboards, turn on the water and such, then close everything up after they left.  Once he got called in the evening to troubleshoot an electrical system.  He charged $100 to flip a tripped circuit breaker (this was over twenty years ago), and they were happy to pay it.  That kind of buyer isn't concerned with AUM rates or the price of calves.  He just wants to watch the deer and the antelope play, and will drive up the price of grazing land for those who want to use it for its intended purpose.
