Funny thing about those market gurus, daily email I get (wont mention the name but they own a lot of elevators) had guys at 70-80% sold (if following the recs) last year at basically under 10 and 4. Now with prices 1.5x that sitting at 30%. Taking the emotion out of marketing is the hardest part.
