I think base rent. Then figure a percentage of the crop priced during harvest of that farm at the local elevator. Total rent will either be the base or or the percentage at harvest, which ever one is greater. I also like it paid in 3 checks. First of March, First of December and Bonus paid a month or so after harvest when I have a chance to figure it. With 3 checks the landlord doesn't think that the rent + bonus is what the rent is and expect that check the next year.
Rent needs to figure off income, not yield. Otherwise aph plus 40 at $2.00 corn could leave one in a world of hurt. Also half a crop at $8 can still pay a bonus and not be painful.
