Every time I read some analysis by an academic that says, "land is valued and trades at $X,XXX.00 price, so to get the X% return, cash rent must be $XXX, I just snicker.
Ex. "Land is $10,000, so at a 3.5% return, cash rents must be $350 to offer the appropriate return"
