The harvest costs alone per acre is greater than the land purchase price in many other areas. All it takes is one storm right before harvest and you can be out thousands per acre. In 83 right before harvest this area was hit hard with an El Niño storm and it put many out of business overnight and took many decades to pay off that crop loan from one season.
