Investors will buy about anything, from what I have seen. Farmers wait their entire lives to buy certain pieces. So, I am guessing or saying that farmers will pay more for the better dirt. Last time I checked, those once in a lifetime farms only come up once every two lifetimes. There was sale east of Kearney a couple weeks ago, $13,700 per acre. Closer to a town, yes, but is still farm ground bringing lots of money.
