I'll go out on a limb and argue that he gets more then your friend offered and maybe what your friend was paying... But in return get someone who won't "take care of the farm". But in reality some don't understand a thing about fertilizer, tile, or pH. Others just don't care...
Have had folks offer $50-70 an acre more than what I'm giving for a farm. I have told the landlord I can give that amount but their will not be a fertilizer truck on the farm for a couple years. If they care they don't want to hear that.
You may be right. It's gonna be very interesting to see how this all plays out this winter.
This guy put tile in on his own dime over the years and hauled alot of lime...but I don't think the landlord values that or even remembers it.
