I am pretty sure many landlords don't care whether their land is fertilized or not.......there is always another renter that will farm it regardless. Farm management companies can find someone from miles away.

Agree 100% , never seen or been asked by LL too put on xxx fertilizer a yr. and unless the wheels fall right off ag the abused,non-fertilized farms sell/ rent for pretty much same as well kept I would say its all about location .......the biggest renter in our county that everybody said would go broke 10 yrs. ago is expanding every yr. and I heard he just bought a farm beside my BIL for a $1,000 acre more than next best offer , and my BIL is no slouch when it comes too buying farms.......FWIW if rented land was tendered by auction/bids I expect 2016 rents would be higher than present |
