I farm ground that needs tile so I guess I can live with that, if you think its a deal breaker then tell the LL that you'll pay only for the ground that gets planted. Tillage isn't a big deal, can do it or not especially if planting beans. Same for planting seed from one company, bound to be some number that could be made to yield decent. Not sure how a person could get enough fertility for corn if just doing foliar? Organic is going to be more work, rent would have to compensate for that challenge, at least the first couple years. If all else fails its his land, he makes the rules. If you don't like it then walk away. We had one LL that said he would discount the rent if we would watch a religious video, we said no offense but we'd rather pay the full amount. We still rent the small parcel, but the LL sold it and moved south to be with people who had similar beliefs.
