I watch the market in LHC some. As compared to a couple years ago, foreclosures are way down. There is a lot of home building going on, as compared to last year. The low-ball, 50 cents on the dollar deals have dried up. So even though the super deals are gone, I haven't seen a great leap in property values either. Pretty nice 11 year old, 1675 sq. ft. home with pool spa, and finished backyard just up the street from us is listed at $249K. I wouldn't want to offer them $230K or I might have 2 houses here.
