When we were looking to buy a second dairy farm with quota, we had bought one about 25 km away. Nothing huge or fancy and a little far, but not much else was available. There were a few conditions and one was worder "before so-and-so date" and we thought it was ok to give notice on that date. But the seller wouldn't sell anymore because we breached the contract and he stopped taking the appropriate steps to transfer quota. It was getting obvious this farm was not going to close. Talked to our lawyer and he said we could probably win in court... Didn't want all that hassle...

Soon after that a friend wanted to sell a dairy 2x the size with more land and quota and only 8km away. We were really glad we didn't buy that first daiy farm!
