I guess my point would be, if you dont lock in that interest at 4%, you may be facing a doubling of rates before the principal is paid down. Try that same scenerio on 8-10-12% interest and that $140/acre becomes somewhat larger? Also factor in price of all inputs, from machinery to lime, will prolly not come down quickly and $140/acre rent mite be high? One other point from the father of "doom and gloom", spending habits die hard. The spenders better be able to slow as the profit does or................... |
