My guess over the next 5 years corn will ave $5 or more .
180 bu x $5 = $900- $500 cost = $400 for land.
1% int=$40,000 acre
2% int= $20,000
3%= $13,000
4%= $10,000
$13,000 dirt that will grow 180 bu corn @ $5 bu is too cheap, if int rates remain flat over the next 5 years.
