I would go with a new building . When you add the cost of raising the Morton, adding steel to the bottom 3 feet and a 20 year old building will develop leaks in the roof shortly. Do you want that on your new insulation? Also the no overhang for venting can be a real problem in cold climates. Hard to ventilate without getting snow in the attic
