I have met several over the years, and a couple real estate brokers have told me about a few of their clients... These people collect farms (160 acres at a time) like stackers collect coins/bars. Once they have a large base of wealth, like thousands of acres, and high incomes, it is easy to buy more land using leverage, and then paying them off on a regular basis using the income. We also have many Hutterite colonies using pooled assets to do the same. Expanding their land holdings every year.
Theres no doubt that the wealthy are buying land but that’s not exactly what I’d picture when someone says they know people using “non farm income” to buy farms.
When someone says non farm income I’m thinking more along the lines of people working hourly or even salary jobs and using W2 income to buy farms. You’re talking about wealthy investors using capital gains income to buy farms. |
