Wisconsin | That's completely fair. If he wants you to remove a mouse for $150, that's his decision. He can do a little bit of planning and make the most of your trips, that's exactly what you're trying to do. If he complains more, you could bring up the phone support, as in hint that's not free of cost for you, and how does he think that should be compensated? There are more and more people every year that don't know how to do anything, there's no shortage of homeowners that need work done as well, or smaller landlords etc. The only trouble is finding the reasonable ones, may be that your current landlord is not as reasonable as you thought, you were just a screaming deal and were willing to drive in for a mouse.
I'm a smaller DIY landlord, but if you're 1/4 as efficient as you say you are, I'd hire you for some jobs, can't find anybody like that, not that I've had to try to wade through incompetents.
