Subject: RE: Going from newer home to older home

Woodham, Ontario
I live in a 38 year old house, bought it 6 years ago. fortunately I was able to renovate it before moving into it. It was all original. Shag carpet all over.

When we moved in we tore out some walls, gutted the bathrooms completely, all new kitchen, all new floors, a lot of wall patching, painted everything. rewired some parts since we tore out a wall that had a subpanel on it so we had to relocate it, also added lights in the ceiling. We added insulation to the attic. insulated the garage. Also had to relocate the pressure tanks from the abandoned house on the same property. (it had hydro for that reason but you could see the sky from the basement when looking straight up)

After we moved in we did a few more things. It had an air-to-air heat pump with an electric furnace as a backup. We had $1000 hydro bills in the winter! So that came out, new propane furnace, new A/C, fixed some duct work. Pretty soon after that we also replaced the 1970s water heater that was older than the house! We replaced all the windows and replaced the roof last year. 2 years ago we put in a pool and a proper deck and patio area. We also replaced the garage doors, and the well pump.

It is a solid house and we have lots of room in it. it wasn't free, but it was a lot cheaper than building a new house. The house sits on 140 acres of good land and we paid a fair price for it and it has more than doubled in value since then...

You'll want to check it out closely, see how old everything really is.
