Ludington/Manistee MI area | I would wait plain and simple. A house isn't complete without a basement. Lived in a house with a crawl space for 5 years. No way will I ever scoot on my belly in the sand over the mouse carcasses and snakes skins again. Basements make a good place to access piping and wiring.
Basements are your cheapest square footage.
Good darkish place for home canned goods.
Good stout place in a storm.
