I know this is not helping you any, just another angle to consider. What happens if he were to suddenly pass away or end up in nursing home? What if one of the spouses passes away and the other soon after? Do they have kids? Will they rent it to you or would they sell it? His intentions are to rent it to you full time but if he hasn't done some estate planning those intentions doesn't mean squat. BTDT. You are depending on one landlord to make this float full-time. Would he be open to a conversation like this if you went to him expressing your concerns and explaining your situation? I have no doubt you could make this work, sounds like you have a great foundation and this sounds like it is meant to be.
