We are planning also. 40x60 house with 40x60 walkout basement. 3" of Spray basement and main level will cost $10k. Absolutely no way I would ever build anything without spray again.
On a side note I plan to use a mini split a/c system. They have evaporators that can be put above the ceiling and still allow for different temps in different rooms.
